My Journey

Hello my name is Liv Clarke, your local Arizona Real Estate Agent.

 

I am Native American part of the Navajo tribe but I was born and raised in the Phoenix valley. In my previous job, I worked as an estimator for a landscaping company that worked closely with new build communities all over the valley, such as Lennar, Pulte, D.R. Horton and many more. Being in that industry has helped me be detail orientated, looking over contracts and running the numbers. Which are some skills I have brought to my real estate business.

Since then I have dedicated my services to helping families whether they are selling or buying real estate. Especially first time home buyers, I provide down payment assistance information and get you connected with a trusted lender. I also have lenders that do the HUD184 loan program that was made for Native Americans and help them achieve homeownership in the Phoenix & Tucson valley. 

The home buying & selling process

When it comes to either purchasing your first home, selling your home, or looking to buy a second property. I provide valuable information such as going over the process, give current market information, and the requirements for certain loan programs.

Home Buying Process

  1. Set up a buyer consultation to see what your real estate goals are, the requirements & the process.

  2. Getting prequalified with a lender will help you know your buying purchase amount. 

  3. Look for the home that checks all your boxes.

  4. Make an offer with the earnest money. 

  5. Complete the inspection and appraisal period.

  6. Get your keys to your new home!

Selling Process

  1. Find a realtor that goes over the process, creates a net sheet and see what they have to offer. 

  2. Gather all documents needed to sell your home; SPDS, CLUE report, HOA.

  3. Prepare your home for pictures to put on the market.

  4. Put your home on the MLS.

  5. Buyers will submit an offer.

First-time home buyer & down payment assistance programs

There are different types of down payment assistance programs but majority of them have the same requirements: 

  • Credit score minimum 620 or higher

  • Debt to income ratio 45% or lower

  • Have to be a first time home buyer or haven't purchased in the last 3 years to qualify

Homeownership Opportunities for Native Americans

The HUD184 Home Loan Guarantee Program was created by the U.S. Department of Housing and Urban Development (HUD) to increase homeownership among Native American and Alaska Native families. It makes homeownership more accessible, flexible financing for buying, building, or refinancing a home.​ While HUD184 offers favorable terms it is still a standard mortgage that must be repaid, it is not a grant program.

To qualify for the HUD184 loan, you must:

  • Low Down Payment 2.25%

  • Debt to income ratio 41% or lower

  • Minimum credit score 580

  • Flexible Credit Guidelines – easier qualification standards

  • No Private Mortgage Insurance (PMI) required

  • Be an enrolled member of a federally recognized tribe

  • Purchase or build a home in an eligible area (on or off reservation land)

  • Occupy the property as your primary residence

How to apply:

​1. Check Eligibility: Confirm your tribal enrollment and location eligibility.

2. Find an Approved Lender: Work with a lender authorized by HUD to process 184 loans.

3. Get Prequalified: Discuss loan limits, rates, and budget.

4. Apply: Submit your loan application and required documentation.

5. Close on Your Home! Enjoy homeownership designed for Native families.

Eligible Uses:

  • ​Buy an existing home

  • Build a new home

  • Rehabilitate or remodel your current home

  • Refinance an existing mortgage

Where it's available?

This program is available on & off the reservation. The following are the states that qualify for the loan: AK, AZ, CA, CO, FL, ID, IN, KS, ME, MA, MI, MN, MT, NV, NM, NC, ND, OK, OR, SC, SD, UT, WA, WI.

The following are the states that partially accept the HUD184 based on county and city: AL, AR, CT, IA, IL, LA, MO, MS, NE, NY, RI, TN, TX, VA, WY. If you don't see your state above, the state doesn't accept HUD184.
